Single I’d recommend Emeryville. Everything you need in 1 square mile – and you’re one exit to the BB toll-plaza (never sat for more than 10 minutes in the worst circumstances). Although the best-bet with a kid, Palo Alto / Mid peninsula down to San Jose / Santa Clara. Rents are about the same or less – and the schools are far better.
The condo downstairs from me is on the market for a song (relative to San Francisco, anyway). $340K for a 2-bedroom conversion (legally it’s only 1 bedroom + office), something like 800 square feet or so, at the juncture of Mission and Bernal Heights. Email me if you’re interested. (I’m guessing not.)

The Bay Area housing gets more “affordable” (by Bay Area standards) in Berkeley and Oakland, and it still beats the heck outta LA. :)
